JOB DESCRIPTION SUMMARY
This position plays a critical role in translating operational direction into actionable analysis, ensuring disciplined execution, data integrity, and proactive portfolio oversight. The role does not replace leadership authority, but rather enhances velocity, preparedness, and decision support, allowing the Director of Operations to focus on strategic leadership, risk management, and client relationships.
The ideal candidate is highly analytical, detail driven, financially fluent, and comfortable interfacing with ownership and internal stakeholders under direction.
Role Distinction
This role is not a people leader position and does not carry direct authority over regional or site teams. Instead, it functions as a high impact support and analytical layer, enhancing decision quality, responsiveness, and operational discipline for the Director of Operations responsible for Greystar’s owned Active Adult assets.
JOB DESCRIPTION
KEY RESPONSIBILITIES:
Portfolio Performance Analysis & Reporting
- Serve as the primary analytical resource supporting the Director of Operations across the Active Adult owned portfolio.
- Compile, analyze, and synthesize key operational and financial performance data including occupancy, rent trends, delinquency, turnover, expense variances, NOI performance, and capital execution.
- Prepare recurring and ad hoc reporting packages, dashboards, and executive summaries that clearly articulate performance drivers, risks, and opportunities.
- Identify underperformance trends or anomalies and proactively flag findings with recommended discussion points or corrective actions.
- Support asset improvement plans by tracking milestones, outcomes, and accountability metrics.
Financial & Budgeting Support
- Assist in the preparation, review, and refinement of annual budgets, reforecasts, and ownership‑specific reporting for Active Adult assets.
- Conduct variance analysis and trend forecasting to support data‑driven operational decisions.
- Partner with Accounting and Operations to validate accuracy, timing, and alignment of financial reporting.
- Support financial storytelling by translating complex financial data into clear, client‑ready insights aligned with investment objectives.
- Prepare materials and talking points to support Director of Operations’ client conversations and internal leadership reviews.
Client & Ownership Support
- Act as a secondary client support resource under the direction of the Director of Operations, responding to direct ownership inquiries related to reporting, performance data, operational initiatives, and follow‑up items.
- Ensure timely, accurate, and professional responses to client requests, maintaining alignment with approved operational strategy.
- Support preparation for client calls, asset reviews, site visits, and ownership meetings through organized materials, insights, and documentation.
- Maintain ownership-facing documentation, action logs, and follow‑up tracking to ensure commitments are met and communicated effectively.
Operational Execution & Coordination
- Support operational initiatives by tracking execution timelines, deliverables, and site‑level follow‑through.
- Assist with coordination of cross‑functional partners (Accounting, Revenue Management, Marketing, Facilities, Development, etc.) to support portfolio initiatives.
- Review key operational KPIs and site‑level reporting to ensure consistency, accuracy, and readiness for leadership review.
- Help prepare materials related to operational audits, inspections, and compliance tracking, ensuring readiness and documentation integrity.
Risk, Compliance & Issue Tracking
- Maintain issue logs related to operational risks, compliance concerns, audits, and escalations under direction of the Director of Operations.
- Track incident trends, open action items, and risk mitigation initiatives to ensure visibility and resolution.
- Support documentation and follow‑up related to compliance, regulatory requirements, and internal operational standards.
Strategic & Special Project Support
- Provide analytical and organizational support for special projects, asset repositioning efforts, operational pilots, and Active Adult‑specific initiatives.
- Assist with due diligence support, underwriting inputs, and transition documentation as needed for owned assets.
- Prepare data and analysis to support leadership decisions without overstepping authority or judgment reserved for the Director of Operations.
BASIC KNOWLEDGE & QUALIFICATIONS:
·7–10 years of experience in real estate operations, asset management support, finance, or analytical roles within multifamily or Active Adult housing. Strong preference for experience supporting senior operational or asset leadership.
- Bachelor’s degree in Finance, Real Estate, Business Administration, Accounting, or a related field preferred.
- Advanced ability to interpret financial statements, operational metrics, and performance data with precision and insight.
- Strong written and verbal communication skills with the ability to prepare client‑ready materials and executive‑level summaries.
- Highly organized, detail‑oriented, and capable of managing multiple priorities, deadlines, and data streams simultaneously.
- Demonstrated ability to operate with professionalism, confidentiality, and sound judgment when supporting client and leadership communications.
- Understanding of Active Adult or age‑targeted housing operations is strongly preferred.
TRAVEL / PHYSICAL DEMANDS:
- Team members work in an office or remote work environment. No special physical demands are required.

- Travel required 50% to attend business meetings, training programs, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
The salary range for this position is $125,000 - $140,000.
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
