JOB DESCRIPTION SUMMARY

The Director, Marketing engages and partners with real estate operations leaders, client representatives, and other business leaders and stakeholders to develop the marketing vision and marketing playbook for individual Greystar-owned properties and portfolios, and leads the Marketing Strategy team and Marketing Performance team in executing the processes, practices, and standards for achieving strategies, timelines, and budgets that promote the brand and overall business goals over the life of the properties. The position oversees the development of individual property marketing plans and budgets that align with and support the brand, and sets and articulates standards for the end-to-end scoping, planning, execution, and launch of all marketing-related activities for the properties. The Director, Marketing builds and manages relationships with internal and external marketing creative service providers, and negotiates and contracts with agencies as needed for the creation and delivery of property marketing campaigns, visual media, websites, signage programs, property identity, and other digital and offline marketing communications. The position oversees and leads the Marketing Performance team to access, analyze, and interpret marketing performance, intervenes and takes action as needed to ensure the Greystar marketing teams comply and follow the established playbook and marketing strategies, and represents the Marketing function on Four-Person Teams to achieve optimum property performance.

JOB DESCRIPTION

  • Engage and partner with real estate operations leaders, client representatives, and other business leaders and stakeholders to develop the vision and marketing playbook for individual Greystar-owned properties and portfolios, and lead the Marketing Strategy team in executing processes, practices, and standards for achieving strategies, timelines, and budgets that promote the brand and business goals over the life of the properties.
  • Oversee and manage the development and approval of individual property marketing plans, strategies, timelines, and budgets, and set and articulate standards and processes for the end-to-end scoping, planning, execution, and launch of all marketing-related activities for the properties.  
  • Manage the selection, contracting, and ongoing relationship with external marketing and creative services vendors and suppliers and engage with external creative service agencies and/or the Greystar Creative Services function to assist with marketing campaigns and the production of visual media, websites, signage programs, property identity, and other digital and offline marketing communications.
  • Establish and manage implementation of processes for the end-to-end scoping, planning, execution, and launch of all marketing efforts, and ensure that the owned-asset marketing teams follow the designated marketing plans, strategies, and budgets established for owned properties.  Oversee and ensure the timely and effective completion of all marketing-related tasks and activities associated with onboarding and off-boarding Greystar-owned properties and portfolios.
  • Act as the senior leader representing the Marketing Strategy voice on Four-Person Teams, and interact, support, and coordinate with other National Marketing functions, Customer Experience teams, and real estate operations leaders to manage property and portfolio performance, and provide marketing strategy expertise and direction for achieving maximum revenue, increased asset value, and optimum returns for investors.
  • Participate in the annual business plan and budgeting process for each Greystar-owned property by providing input, recommendations, and guidance on marketing-related strategies, initiatives, and programs and the required resources and financial investment for each, and communicate with and drive alignment on priorities and marketing direction among senior real estate, development, and investment management leaders.
  • Oversee the day-to-day operation of the Marketing Performance team in accessing, analyzing, and interpreting marketing data, and manage the development of data-driven reporting packages, graphics, narratives, and other documents to measure and evaluate the results of marketing strategies on revenue, reputation sentiment, and brand enablement.  Lead calls, meetings, and discussions with the team and with key stakeholders to review report findings and trends to enable marketing strategy decisions.
  • Recruit, interview, hire, develop, and manage team members by following and complying with the Company’s human resource policies, processes, and practices, and by demonstrating effective leadership behaviors that align with the Greystar values and philosophies around People and that foster and promote a positive, productive, and engaging work environment. 
  • Maintain ongoing communications with teams and the leaders of the business groups within the Owned Asset Marketing function to promote teamwork and to create and implement changes to processes, practices, standards, and services to improve property marketing results, increase revenue generation, and drive greater efficiency, effectiveness, and operational excellence within the function.   Sponsor, lead, and/or participate in cross functional and other larger-scale projects and initiatives that establish Greystar marketing as a best-in-class function.
  • Occasional travel within the US may be required to attend business meetings, training sessions, conferences, or other situations necessary to accomplish all or parts of the daily responsibilities of this position.

Knowledge, Skills, and Abilities

  • Bachelor’s degree or comparable experience in marketing, communications, advertising, general business, or a related field. 5-7+ years’ experience in a marketing leadership position within a mid-to-large size services type business, or a creative or digital media agency, with hands-on experience in developing and leading the execution of comprehensive marketing strategies and playbooks. Experience in real estate property management is preferred for this role, and particularly knowledge of all phases of new, ground-up multifamily development and construction.
  • A solid command of marketing-related concepts and practices within new construction and new development, preferably in multifamily, to include experience in demographic research, architecture, interior design, environmental design for permanent signage packages, brand-specific creative, visual, and narrative materials, and develop strategies to drive an approved brand approach.
  • Very strong process and project management skills and a proven track record in successfully managing teams that execute the completion of multiple activities, tasks, and processes according to specified timelines, legal standards, and defined outcomes. Ability to manage a wide landscape of new marketing initiatives, while driving optimization of existing marketing products and programs.
  • Skilled in organizing and managing personal and team productivity, meeting deadlines, and coping and managing through quickly changing priorities and environments. Demonstrated proficiency in solving problems, thinking strategically and creatively, and resolving conflicts is required.
  • Excellent written, oral, and interpersonal communication skills, with a strong customer-centric orientation. Solid ability to make creative and compelling presentations related to brand design and development to diverse audiences, including clients, investors, and other internal and external stakeholders.
  • Must be experienced in interacting with team members from multiple functional disciplines and different job levels, as well as building and maintaining productive relationships with external vendors and suppliers, and business leaders throughout the Company. Ability and proven track record in engaging and leading decision-making around marketing budgets and strategies with senior-level leaders and investment management professionals.
  • Excellent leadership and people-management skills, with solid experience in acquiring and developing talent, building and managing teams comprised of diverse team members, and promoting a productive and energized work climate that encourages team member growth, engagement, and retention. Some experience in managing through performance issues and conflicts, and coaching and mentoring line level team members.

The salary range for this position is $120,000 - $140,000

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
