JOB DESCRIPTION

Opportunity Overview:

Student accommodation is one of the fastest-growing property sectors in Australia and Greystar’s portfolio is scaling fast. You'll own marketing end to end marketing strategy for our national student living brand, Accolade By Greystar, working hand-in-glove with Leasing to turn campaigns into occupancy and revenue growth, with real scope to shape the strategy and structure that supports the portfolio's next stage of growth.

This opportunity offers high impact and high autonomy for someone who thrives on building, not just running, a marketing function.

Key Accountabilities

  • Develop and execute marketing strategies that drive direct bookings, improve portfolio margin and reduce reliance on third-party channels

  • Partner closely with Leasing to align marketing activity with occupancy priorities, pricing strategy and commercial objectives

  • Own the ongoing optimisation of the student accommodation websites and digital booking journey to improve conversion

  • Lead brand strategy and integrated campaigns across digital, social, PR, partnerships and property marketing

  • Develop resident lifecycle and renewal campaigns that support retention and reduce acquisition costs

  • Analyse performance data and report insights and recommendations to senior leadership

  • Manage external agencies, marketing budget and multiple stakeholders across a fast-paced, evolving portfolio

  • Monitor market conditions, competitor activity and emerging growth opportunities to keep the portfolio ahead

  • Balance long-term brand and digital strategy with fast, on-the-ground campaign delivery

About You:

You're a commercially-minded marketer who thrives on autonomy and moves fast. You're energised by a fast-growing industry, love spotting market and competitor trends, and turning them into opportunities for growth. You're just as comfortable setting long-term strategy as you are rolling up your sleeves for day-to-day delivery, with the agility to help build the marketing function as the business scales.

In addition, you bring:

  • Demonstrated experience in B2C marketing, with significant experience in property, residential, hospitality, travel or lifestyle industries

  • Purpose-Built Student Accommodation (PBSA) experience strongly preferred; Build-to-Rent, residential or hospitality background also considered

  • Proven ability to lead both brand and performance marketing, with accountability for measurable commercial outcomes

  • Strong digital marketing, website optimisation and conversion rate optimisation skills

  • Agile mindset, energised by a fast-growing industry and comfortable building strategy and supporting growth as the portfolio scales

  • Yardi and StarRez experience desirable
