JOB DESCRIPTION SUMMARY

The Senior Director, Construction leads a regional team responsible for renovating multifamily properties acquired by Greystar. This role oversees the construction, financial, and reporting dimensions of all assigned building projects; from developing detailed project plans, specifications, hard cost estimates, and budgets, to staffing projects with the right leadership and talent, reviewing and approving contractor and service provider bids, and managing communication with equity partners, capital partners, and key business leaders — all while ensuring projects are delivered on time and on budget. This position is remote but will require travel and can sit in Northern California or Washington State.

JOB DESCRIPTION

  • Plans for and oversees the executionofall tasks and activities associated with new constructionprojects by preparing projectspecifications and plans,formulating hard cost estimates and project budgets, determining the staffing requirements and acquiring and/or assigning team members and sub-contractors, and managing the day- to-day progress of the project from initialconstruction through delivery.
  • Participates in and/or leadsinitial and on-going project planning meetings, develops each project’s scope of work and specifications, and prepares the projectbudget and constructionschedule.
  • Prepares and submitsbidrequests,reviews and evaluatesbids and proposals from suppliers,vendors, and sub-contractors,develops, negotiates, and approves contracts for selected contractors,sub-contractors, and other service providers needed to complete the projectwork.
  • Ensures the project’s compliance with applicable state and local building codes and other legal and regulatory requirements bystayinginformed about relevantlegal,code, and permit requirements, and bypreparing and/or submitting required documentation and other information to appropriateagencies.
  • Managesprojectbudgetsbyreviewinginvoices,financialstatements, and other financial data against the project budget, investigating and resolving disputes, ensuring prompt payment on approved invoices to vendors, and preparing financial updates and variances for communicatingfinancial updates to keystakeholders.
  • Maintainson-goingcommunications with the executive team, owners, equity partners, and other keybusinessleadersaffiliated with the projects, provides periodic updates on the progressagainstschedule and budgets, surfaces and resolvesissues that maycompromise the projectdeliveryschedule or costs, and responds quickly and with urgency to questions,concerns, and requests for information.
  • Develops and supervises team members byinterviewing,hiring,orienting, and training employees, and managestheir performance in accordance with Companypolicies,values, and business practices.
  • Conductsprojectsiteinspectionsas needed to monitorprogress and support project-assigned team members,stepsinas needed to addressandresolveissues and problems, and recommends, approves, andimplementsmodifications to the project plans, schedule,staffing, or budgetas needed.

The salary range for this position is $105,000 - $135,000.


Additional Compensation:


Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
