JOB DESCRIPTION SUMMARY
JOB DESCRIPTION
Lead High-Performing Teams: Inspire, develop, and support Community Managers to drive operational success across multiple residential communities, creating a strong, values-driven culture of accountability and excellence.
Deliver Outstanding Resident Experiences: Champion a customer-first approach by embedding service excellence into every touchpoint and ensuring consistent, memorable experiences for residents.
Drive Commercial Performance: Partner with Community Managers and Finance to prepare and manage annual budgets, track financial performance, identify gaps, and implement strategies to maximise revenue and NOI across the portfolio.
Optimise Operations: Conduct regular site reviews, analyse operational metrics, and implement efficiency initiatives to streamline processes, reduce costs, and drive service quality.
Foster Strategic Partnerships: Build and maintain strong relationships with key stakeholders including university partners, leasing agents, investors, and internal teams to drive leasing outcomes and market reputation.
Ensure Compliance & Risk Management: Oversee safety, regulatory, and legislative compliance (including WHS and Residential Tenancies Act), ensuring each property meets quality and risk management standards.
Champion Innovation & Sustainability: Identify and adopt technology solutions that enhance operations and resident satisfaction; lead ESG initiatives across the portfolio, including energy efficiency, waste reduction, and community engagement.
Market Intelligence: Stay ahead of market trends and competitor activity, using insights to adapt strategies that boost occupancy, enhance brand positioning, and support long-term asset performance.
Required Experience & Skills:
Proven experience in multi-site operations leadership within property management or a similar sector.
Strong commercial acumen and financial analysis skills.
Demonstrated experience as a people leader and mentor, ability to inspire and motivate a high performing team.
Excellent communication and stakeholder engagement skills.
Resilient, confident, and customer-focused.
Experience with change management and delivering measurable business outcomes.
Real Estate Licence (VIC) highly regarded (support will be provided if not currently held).
Proficiency in Microsoft Office and property management software (training available).
Solid understanding of building safety laws and risk management practices.
