JOB DESCRIPTION SUMMARY

The Marketing Manager owns the lifecycle of a development and project from conception to stabilisation and beyond. This includes strategic and tactical marketing plans that drive brand and placemaking through to enquiries, leads, occupancy and revenue. This role focuses on different projects including; multifamily residential, student accommodation and corporate marketing.

JOB DESCRIPTION

Key Role Responsibilities

  • Works with the European Marketing team, the Spanish Marketing Team and local on-site teams to set and deliver the annual marketing and commercial property strategies for our portfolio and individual properties.
  • Lead in the development and execution of marketing programmes that support achievement of the various portfolio’s business development and financial performance goals by helping create brands for assets, implementing collateral and action plans around marketing, paid advertising (online and offline) outdoor advertising, sales campaigns, new development, presentations, and resident communications.
  • Oversee the development of new website/s, act as project manager with 3rd party agencies for timely launch of the site, social media channels and paid campaigns, and later on-going maintenance of website, social and paid channels.
  • Identify opportunities and create targeted solutions to support the launch of our portfolio brands to existing and potential business partners (companies, universities, multinationals and intermediaries) and individual (inter-)national students and young professionals.
  • Works with external design agencies and the internal marketing support team to deliver marketing materials that meet brand guidelines (email campaigns, social media, banners, adverts, flyers, give-aways etc.) and appeal to the specific target markets
  • Strategy, content creation and execution of communication tools (print, web, social) in collaboration with local agencies and European marketing support.
  • Delivers innovative and creative resident retention and resident acquisition campaigns for the student- & young professional portfolio. Ensures all campaigns have accurately recorded and reported ROI where possible.
  • Creates and oversees local and in-house sales strategies, budgets and action plans in cooperation with the on-site leasing and operations teams.
  • Develops marketing and lease-up strategies for new properties including planning, coordination and support of execution with local onsite leasing teams.
  • Develops and maintains relationships and communications with relevant business partners and associations in Spain.
  • Acts as a brand ambassador building relationships and gathering requirements from local corporates, universities, and intermediaries or agents.
  • Monitors markets for trends and forecasts which may impact occupancy and leasing effectiveness within the portfolio, recommends changes and response strategies to offset market downturns or opportunities, and provides feedback and recommendations on improving struggling asset performance and maximising revenue generation on performing assets.
  • Works closely with the operational team to determine opportunities for each asset, requirements and budgets for targeting their market directly.
  • Provides information for and creates presentations for client reporting, proposals and pitches.
  • Provides regular reports on project performance.
  • Takes an active interest in the business continually thinking of new ways to build upon the success of campaigns.
  • Undertakes bi-annual assessment of suppliers and partners, covering their delivery, quality of products or services and costs.

  • Follow established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organisational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Demonstrate appropriate safe behaviours in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
  • Identify areas for improvement and offers suggestions and/or act on opportunities to improve efficiency and productivity.
  • Keep abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, research and/or subscribing to the internet or other professional publications, or utilising other appropriate method(s) to obtain business and professional information, and applies knowledge and practices to area(s) of responsibility.

Role Scope

  • Reports into the Senior Marketing Manager.
  • This role supports the portfolio activity within the Spanish Company and is a key contributor to the marketing budgeting process and a key influencer to procedural changes relating to leasing activity.
  • The role acts as the voice of the customer for the leasing, marketing and customer experience journeys
  • This role includes frequent visiting of (current & future) properties. Some international travel might be required as part of this role, mainly to our UK office in central London
  • Success in this role with be to show your ability to manage various projects simultaneously.

Key Relationships

  • This role will have day to day relationships with various stakeholders in the business from front line staff to senior leaders.
  • This role will work closely with the European marketing, the Operations teams on-site and on a corporate level to drive decision making. This role will liaise with suppliers and agencies, both internal and external.

Knowledge & Qualifications

  • Degree level education ideally with a marketing, branding, advertising or design focus; or equivalent experience.
  • IT literate and fully conversant with all Microsoft packages including PowerPoint (Advanced level) and Excel (Advanced level).
  • Workable knowledge of marketing via popular social media and content channels including, YouTube, Facebook, Instagram, X and SnapChat.
  • Good understanding of reporting including Google Analytics.
  • Mid-level knowledge of design tools (Illustrator, InDesign and Photoshop).
  • Good understanding of marketing to generations Y, Millennials and Z.
  • Excellent communication skills Spanish and English (verbal and written).

Experience & Skills

  • Demonstrated experience working in a similar role or job level.
  • A proven track record in creating successful integrated marketing plans and campaigns.
  • Strong written and verbal communication skills (Spanish and English); including the ability to effectively write and present reports and information to support strategic business decisions.
  • Great eye for detail with creative flair and confidence to critique own work and others.
  • Strong quantitative and qualitative analytical skills and budgeting skills
  • Good organisational skills and the ability to work effectively under pressure and to deadlines.
  • A strong problem solver with an inquisitive nature and the ability to understand the bigger picture and a hands-on “can-do” mentality.
  • Experience in website launch and implementation with other systems.
  • A positive team player, with an adaptable and flexible approach along with ability to work collaboratively to drive results and support the wider team and business objectives.
  • A passion for marketing and the delivery of exceptional customer service
  • Strong organisational skills along with a proven ability to manage multiple projects and/ or priorities.

Desirable

  • Experience or interest working within the property, hospitality, retail or leisure sectors.Experience with Google Analytics and other relevant tools for measuring campaign success.
