Job Responsibilities

The Senior Sales Manager, Student is a key role within our European Sales hub. Reporting to the Director, Sales – Europe this role will be responsible for helping Greystar achieve its occupancy and revenue objectives across our Student portfolios. The Senior Sales Manager will build, manage and scale our centralised leasing function, ensuring it increases in profitability as it scales. The Senior Sales Manager will be supported by a team to deliver exceptional results. In addition, this role will be the leader and subject matter expert for the leasing performance of our Student portfolios.

The Senior Sales Manager will be a leader who can grow and develop teams, be comfortable making data-driven sales funnel decisions and have knowledge/experience in implementing automation, omnichannel solutions and customer journeys to drive Sales performance.


JOB DESCRIPTION

Key Role Responsibilities:

  • Managing the day-to-day performance of the Central Sales Team for our Student portfolios to deliver best-in-class results, meeting or exceeding all KPIs.
  • Develop scalable and adaptable centralised leasing solutions for our Multifamily portfolio using technology enablers and people.
  • Recruit, coach and develop the central sales team, to create a high-performing team environment.
  • Forecast and manage resourcing levels in the central sales team in line with consumer demand and seasonal fluctuations (i.e. shift patterns, headcount) to manage operating costs and deliver an exceptional customer experience.
  • Develop Student leasing strategies and have responsibility for their execution.
  • Lead the business towards achieving our leasing and occupancy goals.
  • Covers the Sales Director's responsibilities in his or her absence ensuring work is organised and executed in line with Greystar expectations.
  • Informs the wider business on sales performance by delivering reporting on the Central Sales team, property leasing and competitor analysis.
  • Work in collaboration with operations teams to support, manage and improve all elements of the leasing cycle including lead generation, lead conversion, tours, leasing and renewals.
  • Has strategic relationships with our key demand channels to identify areas of opportunity to improve the sales funnel and conversion optimization.
  • Help to define the Greystar standards for the quality and consistency of our Sales touch points including calls, webchats, WeChat, emails and in-person/remote viewings.
  • Create and maintain the use of Sales aids such as call script frameworks, email response templates and knowledge databases.
  • Documents and reviews processes and creates training material to support team members with the uniformed approach.
  • Reviews the leasing journey from website search to booking to identify improvement areas.
  • Monitors remote working performance and helps to build a bilingual central sales team to cover as many demographics as possible.
  • Act as the Voice of the Customer, championing change and improvements across the customer experience.
  • Improve NPS (Net Promoter Score) – CSAT (Customer Satisfaction), or other customer metrics.
  • Own the Central Sales annual budgeting process.

Knowledge, Qualifications, Experience & Skills:

  • Educated to a degree level or equivalent in a relevant subject such as business, management and/or equivalent experience.
  • IT literate and fully conversant with all Microsoft packages including Excel and PowerPoint.
  • Experience in using property/ sector business management systems and applications.
  • Experience of using Salesforce; or equivalent CRM systems to maximise Company and team performance.
  • A strong influencer and relationship builder; both internally and externally.
  • Experience of setting up and optimising B2C sales and service teams and processes.
  • Experience of leading, coaching and inspiring teams to achieve commercial results.
  • A demonstrable knowledge of relevant technology and processes of customer acquisition technologies, with experience of using them to optimise prospect conversion and profitability.
  • Experience of working with and driving action from consumer data.
  • Strong numerate and communication skills including the ability to prepare and sell business proposals.
  • Self and culturally aware and able to adapt relationship building, communications and negotiation skills to suit audiences at all levels.
  • Excellent organisation skills, including the ability to prioritise workload and show good judgment under pressure.
  • Experience of Sales or Leasing cycles (desirable).
  • Knowledge and experience in the student residential market (desirable).
  • Previously worked in a real estate background with knowledge of multiple markets (desirable).
  • Fluency in Spanish, French or German (desirable).
