JOB DESCRIPTION SUMMARY

The Development Manager supports the execution of the Company’s development platform by leading and executing development projects from inception to completion, across feasibility, acquisition, design, planning, procurement and construction phases and integration with operations during the entire life cycle of the project.

Key Role Responsibilities

  • Manages and oversees the successful acquisition and development of high profile, large-scale projects in line with approved business objectives.
  • Maintains ongoing communications within the development team, and other key business leaders affiliated with the project to provide periodic updates on the progress against schedule (programme) and budgets, resolves issues that may compromise the project delivery schedule or costs, and responds quickly and with urgency to questions, concerns, and requests for information.
  • Leads and monitors the technical preparations for the negotiation of sale and purchase agreements for approved projects and future pipeline.
  • Prepares financial & technical data required for the investment memorandums providing insight on the proposed projects including detailed pro-forma construction budgets and feasibility studies.
  • Contributes to the broader strategic objectives of development projects.
  • Prepares, updates and oversees comprehensive and robust project plans, change management and cost documentation.
  • Monitors budget and project schedule performance to manage and regularly report on progress (e.g. minutes, progress reports, management reports, quality reports and monthly reports).
  • Directs third party relationships to prepare and complete project design concepts, a construction budget and building plans in accordance to approved scope of work and programme.
  • Manages relationships with project and construction teams (internal or 3rd party) to ensure construction projects are completed in a timely manner, designed according to plan and within budgetary guidelines. This includes ensuring the team follows procedures around technical development cost and quality control, and that all required permits and approvals are obtained.
  • Works closely with operations to finalise all operating budgets and relevant development assumptions in the financial model as well as the amenity space plans and unit plans.
  • Works closely with Operations and Asset Managers to accept units from construction on behalf of Owner (including phased handover), ensuring a smooth transition and that all aspects of the project adhere to Company development standards, templates and quality levels.
  • Develops and maintains relationships with local project management firms, construction companies, local city governments as well as related bodies and other key technical stakeholders, and appropriately manages on-going communications related to the technical side of the proposed development projects.
  • Completes various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary.

Knowledge & Qualifications

  • Knowledge of multifamily (build to rent), student or related industry developments (desirable).
  • Member of the RICS or Masters of Real Estate qualification (desirable).
  • Working knowledge of building regulations, technical building specifications, planning application processes, construction and procurement processes for London and/or Key Regional Cities.
  • Expert level proficiency in MS Office – Word, Excel, Project; necessary to support budgeting and overall project management.

Experience & Skills

  • Strong development and project management experience; including demonstrated ability to oversee the entire life cycle of the development process and to complete development projects.
  • Experience in coordinating the delivery of a complex mixed-use schemes.
  • Strong knowledge of construction contracts (particularly JCT) and experience of managing client actions.
  • Strong written and verbal communication skills; including the ability to effectively write and present reports and information.
  • Excellent interpersonal skills including the ability to establish and maintain positive relationships, communicate with tact and diplomacy, and influence with impact at all levels.
  • Proven ability to build, lead, manage and motivate project teams in the delivery of significant programmes.
  • Demonstrated skills necessary to supervise and monitor works provided by (technical) consultants, negotiate, manage and monitor construction/technical related agreements.
  • Strong numeracy skills; including the ability to manage and formulate excel feasibility studies, accurately investigating and returns maximizing value where possible as well as maintaining accurate cash flow information and to complete financial records, budgets, and other fiscal reporting information.
  • Strong organisational and project management skills with the ability to effectively track, report, and manage multiple projects and priorities where meeting deadlines is critical.
  • A positive team player, with an adaptable and flexible approach along with ability to work collaboratively to drive results and support the wider team and business objectives.
