Job Responsibilities

The Director, Construction has management oversight of multiple construction projects and construction teams. This position will assist with hiring and will be responsible for managing and leading the construction team through the entire construction process, from the planning and design phase through project completion. The Director, Construction will be an integral part of the leadership team, providing support and guidance to Senior Project Managers, Project Managers and Assistant Project Managers.


JOB DESCRIPTION

Key Role Responsibilities

  • Takes an active role in and guides projects and project teams in each phase of construction. Oversees the day-to-day progress of projects from pre-construction through delivery.
  • Conducts project site inspections to monitor progress and support project-assigned team members. Steps in as needed to address and resolve issues and problems, and recommends, approves, and implements modifications to the project plans, schedule, staffing, or budget as needed.
  • Promotes the Company’s safety culture by demonstrating commitment to an injury-free environment through personal actions and mentoring others.
  • Ensures that projects are built with the specified level of quality and to meet or exceed Greystar Quality requirements.
  • Responsible for managing the procurement of contractors and sub-contractors, develops, negotiates, and approves contracts, and provides for the acquisition of materials, supplies, and other service providers required to complete the project.
  • Manages the RFI, submittal, and change order processes. Reviews and recommends change orders or amendments to the specifications, blueprints, and plans when appropriate, and ensures related documents and budgets are amended as needed to reflect changes to the project specifications.
  • Direct value engineering/constructability review efforts to achieve efficiencies in construction cost control.
  • Prepares the project timeline and construction schedule with the Senior Project Manager or Project Manager. Updates the construction schedule to meet project deliverables.
  • Identifies and plans for any potential schedule impacts including scope, weather and manpower changes to minimize the impact to the construction schedule.
  • Develops and maintains project budgets and timelines as required for each project to ensure overall project deliverables are met.
  • Oversees the payment application process, contributing to reviews, corrections and recommendations regarding general contractor pay applications.
  • Maintains exceptional relationships with owners, general contractors, subcontractors, design partners and other team members. Drives subcontractor performance to ensure high quality work is produced in adherence to budget and schedule.
  • Communicates with key business leaders, owners and partners to provide updates on the status of projects, surface and address concerns, and plan specific actions as needed to ensure the on-time and on-budget completion of the projects. Able to effectively communicate the project’s vision and goals.
  • Leads and prepares agendas for various meetings such as project planning meetings, project review meetings, etc.
  • Develops and supervises team members by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices. Assigns team members and sub-contractors to construction projects.
  • Provides strategic leadership and shares technical expertise with team members to achieve performance goals and company objectives. Delivers ongoing feedback, direction and guidance to ensure a motivated, productive workforce.
  • Establishes improvement programs by assessing current processes and procedures with the goal of increasing profit while still maintaining quality.
  • Other responsibilities may be assigned as required.

Knowledge & Qualifications

  • Proven experience in a project management role at leadership level with exposure to initial construction through delivery.
  • Member of the RICS, Bachelor or Master of Real Estate or related field qualification (desirable).
  • Knowledge of building regulations, technical building specifications, planning application processes, construction and procurement processes for London.
  • Knowledge of multifamily (build to rent), student or related industry developments (desirable).
  • Proficiency in MS Office – Word, Excel, Project; necessary to support budgeting and overall project management.

Experience & Skills

  • Proven project management experience; including demonstrated ability to oversee the entire life cycle of the construction process up to and including handover in order to effectively track, report and manage multiple projects and priorities where meeting deadlines is critical.
  • Experience in coordinating the delivery of a mixed-use scheme.
  • Experience in multiple phased projects and infrastructure works including roads, utilities, drainage and an understanding of programme and site-wide logistics.
  • Experience or exposure to large scale phased development projects (desirable).
  • Demonstrable knowledge of construction contracts (particularly JCT) and experience of managing client actions.
  • Experience in applying Environmental, Social & Governance (ESG) principles to construction projects (desirable).
  • Excellent written and verbal communication skills; including the ability to effectively write and present reports and information.
  • Excellent interpersonal skills including the ability to establish and maintain positive relationships, communicate with tact and diplomacy, and influence with impact at all levels.
  • Demonstrated management and supervisory skills sufficient to lead, direct, evaluate, and mentor subordinate and peer employee staff.
  • Demonstrated skills necessary to supervise and monitor works provided by (technical) consultants, negotiate, manage and monitor construction/technical related agreements.
  • Demonstrated mathematical skills necessary to add, subtract, multiply & divide numbers, decimals and fractions and calculate percentages to complete financial records, budgets and other fiscal reporting information.
  • Excellent organisational and project management skills with the ability to effectively track, report, and manage multiple projects and prioritise where meeting deadlines is critical.
  • Solid knowledge and understanding of the development and new construction business from both a technical standpoint, and from a project management standpoint.
  • A positive team player, with an adaptable and flexible approach along with ability to work collaboratively to drive results and support the wider team and business objectives.
