Job Responsibilities

The Journeyman HVAC/Plumbing Service Technician will work under the direction of the Preventive Maintenance & Mechanical Engineer to support the operations of UK Campus Housing to upkeep the safe and efficient operation of all Greystar-operated residential housing facilities on UK’s campus.


JOB DESCRIPTION

Multiple Positions Available

Locations: University of Kentucky (Limestone Park I & II, University Flats, and Woodland Glens II, IV, & V)

•    Diagnose and repair Water Source Heat Pumps to include installation of new units, replacement of compressors, filter dryers, TXVs, fan motors, evaporator coils, condenser coils, microprocessors, and associated electrical components.

•    Operate, maintain, diagnose, and repair Gas-Fired Hot Water Boilers, Gas-Fired Hot Water Heaters, Cooling Towers and Heat Exchangers. 

•    Operate, maintain, diagnose, and repair various pumps, including replacing bearings, mechanical seals, couplings, triple duty valves and Teflon packing rings.

•    Perform intermediate plumbing repairs and maintenance to include replacement of plumbing fixtures such as faucets, showers, drains, valves, commodes, etc.

•    Perform intermediate repairs, maintenance and replacement of electrical systems and components to include outlets, switches, lights, lighting fixtures and lighting control systems.

•    Firm grasp of electrical distribution systems working with single and 3 phase voltage systems of 120/277/480

•    Diagnose, repair, and replace electrical motors, motor controls, wiring, starters, relays, contactors, and miscellaneous electrical components.

•    Maintain, operate, and perform repairs to automated lighting control systems to support indoor and outdoor lighting systems. 

•    Take ownership and responsibility for the physical appearance and condition of the building infrastructure, maintaining all mechanical, electrical, and other utility spaces clean and orderly.

•    Maintain inventory of necessary parts and supplies to support the day-to-day operations for maintenance and repairs.

•    Organize and prioritize daily workload to ensure all service requests and repairs are performed efficiently, correctly and in a timely manner. 

•    Coordinate and work with outside vendors for Fire Life Safety Systems testing and inspections.

•    Adhere to the property’s Loss and Prevention program, policies, and procedures.

•    Understand and adhere to the budget guidelines as outlined by Greystar management.

•    Maintain proper purchase order system, competitive bid procedures, maintenance request log, and other reports/logs deemed necessary by management.

•    Utilize and maintain a preventative maintenance program that minimizes emergency repairs and service repairs.

•    Participate in an on-call rotation and respond as necessary to handle emergency maintenance calls after hours.

•    To maintain professional and positive customer relations regarding students, staff, and vendors.

•    To perform a variety of additional hands-on repairs/maintenance work along with all other duties as assigned

The hourly range for this position is $25.00 - $35.00

Compensation is based on geographic location and individual pay decisions will vary based on demonstrated job related skills, knowledge, experience, education, certifications, etc.

Corporate Positions: In addition to the base salary, may be eligible for an annual performance bonus that is based on individual and company performance.

Onsite Property Positions: In addition to the base salary, may be eligible for a discretionary weekly, monthly and/or quarterly bonus based on budget.
