JOB DESCRIPTION SUMMARY

The Senior Facilities Manager (SFM) is a key member of the Operations team, responsible for the strategic and operational management of the built environment across Greystar Ireland's residential and student accommodation portfolio. The role encompasses oversight of all technical services, including planned and reactive maintenance, compliance and regulatory alignment, asset lifecycle management, and capital works delivery.

The SFM holds direct line management responsibility for all site-based technical staff including the Facilities Manager (Point Campus) and Lead Maintenance Technicians across the portfolio. While Community Managers (CMs) retain day-to-day operational leadership, the SFM ensures delivery of high-quality, safe, and cost-effective facilities services. The SFM collaborates with CMs to support financial planning, compliance obligations, and service excellence, without burdening them with technical oversight responsibilities.

The role also plays a critical part in supporting Greystar’s corporate office and strategic growth in Ireland, contributing technical insight during acquisitions, managing mobilisation of new assets, and ensuring systems, contracts, and operational readiness align with Greystar standards.

JOB DESCRIPTION

Key Responsibilities

  • Provide strategic and operational leadership across the full spectrum of technical services, including hard FM, lifecycle maintenance, and asset performance.
  • Engage closely with Community Managers to align maintenance delivery with community standards and resident experience expectations.
  • Deliver structured support, coaching, and operational oversight to both maintenance personnel and community leaders, fostering a high-performance, accountable culture.
  • Conduct scheduled and ad hoc inspections to ensure high standards of compliance, safety, and presentation.
  • Drive proactive maintenance strategies and ensure adherence to seasonal and statutory requirements.
  • Procure, negotiate, and manage a broad portfolio of third-party technical service contracts, encompassing all hard and soft facilities services.
  • Oversee contractor performance and contractual compliance in collaboration with site operations teams.
  • Co-own relevant budget lines with Community Managers, providing technical insight and accountability to support effective OPEX and CapEx control.
  • Ensure timely procurement, forecasting, and financial reporting; raise POs aligned to contract frameworks.
  • Lead cost optimisation initiatives that support long-term asset value and operational efficiency.
  • Manage planning and delivery of capital projects, ensuring thorough risk assessments and compliance documentation.
  • Lead the continuous improvement of safety culture and operational risk management across all sites.
  • Monitor and enforce compliance with all applicable H&S regulations, internal policies, and statutory requirements.
  • Maintain and oversee the use of CAFM systems for asset tracking, certification, and scheduled testing.
  • Conduct risk audits, implement corrective measures, and ensure robust documentation practices.
  • Oversee all technical elements of unit turnovers in student and multifamily portfolios, ensuring compliance with readiness standards and tight operational timelines.
  • Support and monitor technical aspects of commercial tenant fit-outs, acting as liaison to ensure landlord obligations are fulfilled.

About You

  • Demonstrable technical expertise in building services engineering, facilities operations, and capital project delivery.

  • Strong working knowledge of statutory compliance requirements and health and safety legislation.

  • Competence in interpreting technical drawings, maintenance plans, and compliance documentation.

  • Minimum 3 years’ experience in a senior FM or technical leadership role within a relevant residential, hospitality, or commercial setting.

  • Proven ability to lead and influence multidisciplinary teams.

  • Exceptional organisational and project management capabilities.

  • Commercially astute with a strong understanding of budget management and value engineering.

  • Confident communicator with experience in contractor negotiation and stakeholder engagement.

  • Technically credible with a hands-on approach to problem-solving and team support.
