JOB DESCRIPTION SUMMARY

The Senior POM owns operational, financial, and strategic performance across an assigned property portfolio — leading multiple properties and onsite teams to deliver consistent standards, resident experience, financial results, and compliance.

The annual base salary for this role starts from DKK 550,000 depending on experience. In addition to the base salary, this role may be eligible to participate in on-site bonus programs.

JOB DESCRIPTION

Key Responsibilities

Operational Leadership

  • Lead operational performance, service delivery, and customer experience across the portfolio
  • Set and implement portfolio-wide standards, processes, and resource allocation
  • Identify and close operational gaps; optimise resource and asset use
  • Oversee site presentation, safety, and partner/facility quality

Financial & Reporting

  • Own budget, forecast, accruals, BVA, OPEX, and KPI performance
  • Drive cost optimisation and corrective action where needed
  • Partner with Asset Management and Finance on business plans
  • Approve invoices/charges and ensure accurate cost allocation
  • Ensure reporting accuracy in Yardi, T2L, InvestorWEB, and other systems

Leasing & Occupancy

  • Deliver leasing, conversion, and occupancy targets portfolio-wide
  • Monitor KPIs and drive improvement initiatives
  • Ensure consistent onboarding, contract admin, and compliance

Compliance, Health & Safety

  • Ensure adherence to policies, SOPs, and regulatory requirements
  • Oversee H&S programmes, inspections, fire systems, and audit readiness
  • Act as escalation point for compliance and risk issues
  • Align standards across sites and hold partners to contractual obligations

Resident Experience & Reputation

  • Drive a consistent resident experience strategy and enforce CSAT KPIs
  • Manage online reputation and resident feedback
  • Standardise complaint management and service recovery
  • Lead community engagement and customer experience initiatives

Stakeholder & Business Leadership

  • Act as primary operational partner to Asset Management, Finance, and senior leadership
  • Support investment objectives through operational delivery
  • Lead rollout of new systems, processes, and business initiatives
  • Manage key supplier and external stakeholder relationships
  • Key programmes: Origami (incident reporting), Vantify

Team Leadership & Development

  • Lead, coach, and develop APOMs, POAs, and onsite teams
  • Drive talent development, succession planning, and workforce planning
  • Conduct 1:1s, development conversations, and performance reviews
  • Oversee recruitment, onboarding, training, and organisational change
  • Build a high-performance, accountable, collaborative culture

About You

  • Extensive experience in property management, hospitality, or residential operations
  • Strong financial acumen; proven budget and KPI management
  • Proven leadership experience developing and leading teams
  • Excellent stakeholder management and communication skills
  • Proactive, solution-oriented, and able to balance strategy with hands-on delivery
  • BA or Master's in a business-related field
