JOB DESCRIPTION SUMMARY

The Senior Leasing Professional serves as the lead leasing team member and plays a vital role in driving the community’s leasing performance, resident satisfaction, and overall success. This role is ideal for an experienced and motivated professional who takes initiative, supports the leasing team, and leads by example. With strong knowledge of leasing operations and a proactive mindset, the Senior Leasing Professional helps ensure occupancy and revenue goals are consistently met, while also serving as a resource for peers and an extension of the management team.

JOB DESCRIPTION

Essential Responsibilities:

1. Leasing and Sales Leadership

  • Leads leasing efforts by greeting and qualifying prospects, conducting tours, processing applications, screening applicants, preparing lease documents, and coordinating smooth move-ins

  • Sets the tone for leasing excellence by modeling strong customer service, attention to detail, and goal-driven performance

  • Plays a key role in supporting the team with day-to-day leasing operations and troubleshooting complex or high-priority matters

2. Market Readiness and Apartment Turnovers

  • Conducts inspections of apartments prior to move-in to ensure homes are in move-in ready condition

  • Partners with the maintenance team to address outstanding items and maintain a high standard of unit availability

  • Maintains a clean, inviting leasing tour path and ensures all show units and common areas meet company standards

3. Marketing and Outreach Execution

  • Implements and supports marketing strategies to generate qualified traffic, including referral programs, local outreach, and online advertising

  • Stays informed on competitor activity and market conditions to help shape pricing, concessions, and promotional efforts

  • Participates in the development and execution of targeted marketing plans to help achieve and maintain occupancy goals

4. Technology and Reporting

  • Uses Yardi (or other property management systems) to manage availability, log traffic, track leasing activity, and update resident and prospect data

  • Assists with reviewing leasing reports to monitor performance and identify areas for improvement

5. Resident Retention and Renewals

  • Drives the renewal process by preparing renewal offers, communicating with residents, and ensuring timely completion of renewal documentation

  • Strengthens resident satisfaction through thoughtful follow-ups, move-in check-ins, and consistent communication

6. Customer Service and Resident Engagement

  • Responds promptly and professionally to resident inquiries and concerns

  • Helps build a positive community culture through exceptional service and support of resident events and retention initiatives

  • Works collaboratively with the Community Manager to enhance the overall resident experience

7. Team Support and Peer Leadership

  • Serves as a go-to team member for leasing best practices, systems support, and onboarding assistance

  • Promotes a collaborative and high-performing team culture by offering guidance, encouragement, and support to peers

  • Ensures daily leasing operations are executed smoothly and in alignment with company standards

Required Licenses or Certifications:

  • Must possess all licenses and/or certifications as required by state and local jurisdictions

  • Valid driver’s license required to operate a golf cart on property (if applicable)

Physical Demands:

  • Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
  • Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
  • Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.

The hourly range for this position is $21 - $23.

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
