JOB DESCRIPTION SUMMARY

The Sales Manager leads the community's sales, leasing, and resident retention strategy to maximize occupancy, revenue, and customer satisfaction. This role oversees onsite sales performance, prospect management, CRM utilization, outreach initiatives, lease renewals, and customer experience. The Sales Manager develops and executes strategic marketing and business development plans, coaches team members to achieve performance goals, and cultivates relationships within the local market to generate qualified leads and drive sustained occupancy growth.

JOB DESCRIPTION

Sales Leadership & Team Development

• Lead, coach, and develop onsite Sales Consultants to achieve occupancy, move-in, and revenue goals.

• Establish monthly sales objectives, monitor performance metrics, and implement action plans to improve results.

• Conduct regular sales meetings, training sessions, and one-on-one coaching to reinforce sales best practices and closing techniques.

• Ensure adherence to company sales processes, leasing standards, and customer experience expectations.

• Participate in recruiting, interviewing, onboarding, and training sales team members as needed.


Occupancy & Revenue Growth

• Develop and execute strategic leasing and marketing plans to maximize occupancy, revenue, and resident retention.

• Analyze market conditions, competitor activity, lead sources, and sales trends to identify opportunities and adjust strategies accordingly.

• Monitor leasing velocity, conversion rates, and renewal performance, proactively addressing areas requiring improvement.

• Execute and oversee the property's lease renewal program by preparing renewal letters and packages, meeting with and contacting residents prior to lease expiration, ensuring renewal documents are completed and implemented on time, and following the Active Adult Renewal Playbook.


CRM & Lead Management

• Ensure accurate and timely management of prospect activity within CRM and property management systems.

• Monitor lead response times, follow-up activity, appointment conversions, and overall sales pipeline performance.

• Utilize CRM reporting and analytics to drive accountability, improve conversion rates, and identify opportunities for performance improvement while maintaining data integrity and accurate documentation of prospect interactions.


Outreach & Business Development

• Create and implement outreach strategies to build relationships with local businesses, employers, community organizations, referral sources, and professional networks.

• Plan and evaluate marketing events, community partnerships, referral programs, and traffic-generating initiatives.

• Represent the community at networking events and local functions to increase visibility and generate qualified leads.

• Collaborate with community leadership to execute effective digital, social media, and grassroots marketing efforts.


Resident & Prospect Experience

• Ensure prospects receive a best-in-class experience throughout the sales journey, from initial inquiry through move-in.

• Support resolution of resident and prospect concerns in a timely and professional manner.

• Promote a culture of customer service excellence by building strong relationships with residents, families, guests, and referral partners.

• Partner with lifestyle and operations teams to support community events that enhance resident satisfaction and showcase the community experience.


Reporting & Analysis

• Prepare and analyze sales reports, occupancy forecasts, marketing effectiveness metrics, and other business performance indicators.

• Make data-driven recommendations to improve occupancy, revenue growth, conversion rates, and resident retention.

• Complete financial, administrative, operational, and other required reports, analyses, and documentation accurately and on time. Ensure compliance with company policies, Fair Housing regulations, and applicable leasing standards.

• Perform other duties as assigned to support community operations and business objectives.


BASIC KNOWLEDGE & QUALIFICATIONS:

• Bachelor’s degree from an accredited college or university preferred in Business, Marketing, Hospitality, or related fields; equivalent experience considered.

• 3-5 years minimum of relevant experience in sales, leasing, senior living, multifamily, or related customer-facing sales experience.

• Prior experience leading, coaching, or mentoring sales professionals preferred.

• Demonstrated success in achieving occupancy, revenue, and sales performance goals.


SPECIALIZED SKILLS:

• Proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and documents.

• Strong proficiency in using property management/CRM systems.

• Strong CRM, reporting, and data analysis skills.

• Excellent communication, presentation, relationship-building, and customer service skills.


TRAVEL / PHYSICAL DEMANDS:

• Team members work in an office environment but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. Incumbents must be able to physically access all exterior and interior parts of the property and amenities.

• Routine, local travel may be required between assigned areas and other facilities.

• Rare or occasional travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.

Additional Compensation:


Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
