Job Responsibilities
As the Project Manager, Building Remediation, you will be required to monitor and manage various claims on a day-to-day basis, to support Greystar in understanding and maximising opportunities for recovering costs related to non-compliance against building regulations, guidance, and/or workmanship. With support of the Director, you will coordinate external consultants and key internal stakeholders to successfully deliver building remediation projects, ensuring that Greystar assets are compliant, to ensure our residents are safe – and feel safe – now, and in the future.
The expectation is that you will have experience of construction legal processes and claims, as well as knowledge of fire safety and building construction (including non-traditional built properties).
JOB DESCRIPTION
Key Role Responsibilities
- Coordinate external consultants and key internal stakeholders to successfully deliver building remediation projects, including, but not limited to, project procurement, tender and contract reviews, etc, ensuring that Greystar assets are compliant.
- Coordinate remediation works with internal teams (Capital Projects, Health and Safety, Insurance, Operations, etc) and external teams, to identify project impacts or time-sensitive remediation needs, to deliver projects on time and within agreed budgets, to statutory and regulatory requirements.
- Engage with key stakeholders and ensure effective communication and involvement with project activity, to ensure smooth and successful delivery.
- Document project background to contextualise the history of each project, legal status, liability, issues (risks, assumptions, and dependencies), mitigation and remediation requirements, quantum, etc, and work with other departments to identify any maintenance works (completed / planned) to inform and advise key stakeholders of the status and establish an approach for proceeding (based on viability for claims).
- Responsible for monitoring and managing claims on a day-to-day basis, to support Greystar in understanding and maximising opportunities for recovering costs related to non-compliance against building regulations, guidance, and/or workmanship.
- Manage consultant fees, and ensure invoices are reviewed against quote, budget, completeness, and approved for payment.
- To develop and keep under review the criteria for the priority of project claims and remediation, based risk and liability periods, and competing business priorities, to manage risk and maintain viability of claims.
- Develop, review, identity and implement improvements to claims strategy and building remediation, to deliver value, mitigate potential delays and maintain resident experience.
- Keep up to date with construction related legal cases and contractor claims to inform direction and decisions. Review and escalate non-conformities in processes, standards, regulatory requirements, industry best practice and delivery, and develop improvements for consideration and implementation.
- Work with external and internal teams to obtain scope and fees, to ensure that budgets have been considered and approved to progress legal claims and building remediation.
- Develop reports and presentations as requested, reporting on claims and remediation progress (such as time, quality, milestones, risks, insurance, issues, etc), and call for wider business decisions and directions as appropriate.
- On completion on fire safety legal claims and building remediation, ensure all project-specific close-out documentation has been filed. Maintain and provide documentation and records as required to supplement compliance record submissions (for example, Building Safety Act and Fire Safety Act requirements).
- Document project events that impact the schedule, scope of work, and project efficiency, and where appropriate develop improvements to processes to improve future project efficiencies.
- Manage additional potential / new claims from other departments or acquisitions, and plan and arrange for assets to be reviewed and integrated into the current programme of works.
Knowledge & Qualifications
- Knowledge of project management methodologies and tools.
- Knowledge of construction legal processes and claims.
- Knowledge of fire safety legislation, fire safety measures, and building construction (including non-traditional built properties), with demonstrable experience in delivering construction projects - preferred.
- Registered with the SRA, or a member of RIBA, RICS, CIOB, IFE or similar institution (preferred)
- Knowledge, understanding and ability to read legal claims, standards, drawings, specifications, procurement processes, contracts, etc.
- Good working knowledge of CDM 2015.

- Ability to identify improvements on standards and processes and implement into live projects.
- Excellent communication, written and presentation skills, and stakeholder management skills, with the ability to influence.

- Provide a pragmatic and problem-solving approach, with good judgement to decide when to challenge, negotiate or compromise.
- Proven track record of establishing and maintaining effective relationships.
